We purchased our Karsten home in 2006. We started having problems with the flooring almost immediately. As the weather changed, so did the shift of the subflooring. In really wet weather, our floors looked like a roller coaster. In drier weather, they would not swell and we had dips and soft spots in the floor. When we tried to get them out to fix the floor, they came out and stated it was not covered under the warranty and there was nothing they could do. We are attempting to sell that home now and fixing the floor is up to $15,000 so far. Although this is supposed to be a high end mobile home (and the price reflects that), the subflooring sucks. I would NOT recommend purchasing a Karsten home. The 10 year warranty does not really cover very much except maybe the frame. They have some good features, but those features have been overshadowed by the problems with the floor. We were told that this subflooring was equivalent to marine decking - essentially waterproof. It is not and just a little bit of moisture made our house 2200 sq. ft. of problem flooring.
